The Santa Clara Transit Center consists of two parcels: a 0.7-acre site owned by VTA and a 1.7-acre site owned by the City of Santa Clara. The sites are located on El Camino Real and Benton Street, near the future Santa Clara BART Station, and currently serve as a Park & Ride lot for Caltrain, the Altamont Corridor Express, and VTA Bus passengers.
This land has the potential for mixed-use transit-oriented development (TOD). This type of development allows people to live and work closer to public transportation, which helps clear the air, reduce traffic, and add infrastructure investments to the community.
The transit center is located within the Santa Clara Station Area Specific Plan study area, a city initiative taking place from 2024 to 2026. VTA has partnered with the City of Santa Clara to establish a community-based vision to shape a vibrant transit hub. The Specific Plan will serve as the City's long-range, comprehensive land use and circulation plan for guiding development in the station area.
VTA’s Transit-Oriented Development Program works with municipal and private partners to encourage the development of housing, retail, and employment centers in places that will help increase transit ridership and contribute to a vibrant community. Among VTA’s TOD requirements is that 25% of housing on a particular site must be affordable.
Community Outreach
VTA delivers outreach to the community in many ways, from email, web page posting like this, signage, tabling at events, presenting at your neighborhood association, and by mail notifications, to name a few. We use multiple approaches to ensure the community is informed and allow for authentic engagement.
Past Development Proposal
The Exclusive Negotiation Agreement (ENA) with the developer has expired. VTA will continue to assess the market for optimal timing for the re-release of an offering.
Republic Metropolitan LLC hosted a virtual community meeting/public hearing on Thursday July 9, 2020 to present the project and receive community feedback about the proposed development at 500 Benton Street in the City of Santa Clara. Republic Metropolitan applied to the City requesting a General Plan Amendment and Rezoning to develop the site into a mixed-use housing project.
VTA held a Community Meeting on October 24, 2019. At this meeting, VTA staff provided an overview of VTA's TOD program, and introduced the the developer, Republic Metropolitan LLC. Republic Metropolitan, LLC shared their vision for the future development and their previous experience, and shared what the next steps were going forward of the development process.
